July 13, 2017
Monthly Board Meeting

The regular monthly business meeting of the Fairwood West Homeowners’ Association Board of Trustees was called to order at 7:07 pm on Thursday July 13th, 2017.  Trustees in attendance were Chris Hurless, Christine Sylvia, Eileen Richards, Jan Schroeder and Brandy Bradford.  Also in attendance was Barb Simeona, Renton Regional Fire Battalion Chief Larry Welch.

Renton Regional Fire Authority – Battalion Chief Larry Welch from the Renton Regional Fire Authority was present to report.  He reminded everyone about fall risks from open windows and discussed water/burn safety.

He reported there were several fires on the 4th of July from fireworks.

Beginning this Saturday July 15th there will be a county wide burn ban in effect due to dry conditions.

Molasses Creek/Park Pipeline – Chris reported that construction has begun in the lower park.  He has been in communication with the contractors.  The schedule is to be complete by the end of September or first of October.  Once construction is complete then King County will take over and do the plantings in the lower area.

Homeowner Appeals – Nothing to report.

Welcoming Committee – Nothing to report.

Community Events – The Annual Garage Sale was not as busy as in the past.  It was a really hot weekend.  There was an idea to possibly team up with another HOA next year.

Pride In Ownership – The home located at 13817 SE 161st Pl was chosen for the pride in ownership award.

Minutes of the Previous Meeting – A motion was made 2nd and approved to accept the June meeting minutes as amended.  Instead of saying “discussion on security” it should say “discussion on non-security related enforcement issues”.

Financial Report – The monthly financial report was accepted as presented. 

Treasurer’s Report – We have the cash available to pay King County within 30 days of substantial completion of the sink hole project.

Architectural Control Report – Nothing new to report.

Common Properties Report – Brandy spoke regarding the damaged tree in the front entryway from the car accident.  Chris noted he asked the King County Sheriff for the insurance information for the person responsible and is still awaiting a response. 

Brandy reported that it appears that someone was doing drugs up by the electrical box in the entryway.  She met the police up there and everything was cleaned up.

There was discussion regarding the arborist report on a few trees in the park.

Covenant Enforcement – All homes in violation were reviewed. 

Unfinished Business – See the outstanding action items below. 

The Board discussed non-security related enforcement issues outside of our authority.  The idea is to do a 90-day trial run with the King County Sheriff.  It would be 8 hrs per month and they would be given specific areas of focus.

New Business – Chris spoke regarding goals for the Board.  He reported he would like to accomplish the following:
New Website
Architectural Guidelines
Revamp the CC&R fining structure

The meeting adjourned at 8:46 pm.

The next two meetings of the Fairwood West Homeowners’ Association will be Thursday August 10th and Thursday September 14th both at 7 pm.  These meetings are in the portable building at the Nativity Lutheran Church, 17707 140th SE.
